Principle 01
Commercial and residential are different businesses
Residential cleaning brings volume at lower prices: Keyword Planner shows 8,100 searches a month for 'end of lease cleaning' at $6 to $18 a click and 3,600 for 'house cleaning' at $3 to $12. Commercial searches are fewer and dearer. Put both in one campaign and the cheaper residential clicks tend to soak up the budget while the contract enquiries you want go unanswered. Commercial gets its own campaigns, pages, budget and measure of success.
Principle 02
Price the contract before you price the click
A cleaning contract is paid every week it runs, so value it over its term: the price per clean, times the cleans per week, times the weeks you expect to keep it, less wages and supplies. Decide what share of that margin you would spend to win it, divide by the number of enquiries it takes you to sign one, and you have the cost per enquiry you can afford. Only then does an office cleaning click at $8 to $44 look cheap or dear.
Principle 03
Tenders and inbound are two pipelines
Government contracts are tendered. AusTender publishes Australian Government approaches to market and emails registered suppliers when one matches their area of business, and the states and territories run their own portals. Inbound enquiries from search come from someone who is already looking. A tender costs writing time and an inbound contract costs ad spend, so track both to signed contracts and compare the cost of each contract won, rather than assuming one route is cheaper.
Principle 04
Ask what a facility manager knows
The person enquiring about commercial cleaning is often a facility, office or strata manager comparing providers. Make the form ask what a quote needs: the type of site, its approximate floor area, how often it needs cleaning, the number of sites and when the current contract ends. Count a booked walk-through as the conversion, and keep that end date, because an enquiry that is not ready now is a contract coming up for renewal later.

How do I get clients for my commercial cleaning business?
Start with the clients you have: ask each one for a review and a referral, and for the name of anyone in their building or network who manages another site. Then make sure you can be found: a Google Business Profile set up for commercial cleaning, a website with a page for each type of site you clean, and search ads on commercial terms in the suburbs you can staff. Make the enquiry form ask the questions a quote needs, follow up the same day, and book a walk-through. Measure it all on contracts signed, not enquiries.
How do you get cleaning contracts in Australia?
Through tenders and through direct enquiries. Australian Government opportunities are published on AusTender, which emails registered suppliers when an approach to market matches their area of business, and each state and territory runs its own tender site. Councils and other public bodies run their own tenders as well. Private contracts mostly come from enquiries and relationships: offices, strata buildings, shops and medical practices looking to change cleaners. Read the evaluation criteria before writing any tender, because they tell you what will be scored.
How can I advertise my cleaning business?
Match the channel to the work. For commercial contracts: search ads on commercial terms, LinkedIn Ads aimed at facility and property managers where your numbers support them, a Google Business Profile with reviews from commercial clients, a website that names the types of sites you clean, and direct outreach to buildings near your current contracts, where travel time is lowest. For residential work: search and Maps for end of lease, bond and regular house cleaning, where clicks are cheaper. Keep the two apart in your ads and your reporting, because a cheap residential lead and a contract enquiry are not the same thing.
Is $10 a day enough for Google Ads?
Not for commercial cleaning. A $10 daily budget adds up to roughly $300 a month, and Keyword Planner shows $8 to $44 a click at the top of the page for 'office cleaning' in Australia (October 2026), which is somewhere between six and 37 clicks. A single contract enquiry can take many of those, so a month can pass without one, and Google's bidding has nothing to learn from. If that is the budget, aim it at one type of site in a tight area around your current contracts, and put more of your effort into direct approaches and your Business Profile.
Should commercial and residential cleaning share a Google Ads campaign?
No. The searches, prices and buyers are different. Residential terms are cheaper and more plentiful, so a shared budget tends to drift toward the cheaper clicks and the contract enquiries get crowded out. Split them into separate campaigns with separate budgets, landing pages and conversions, a booked clean for residential and a booked walk-through for commercial, and each can be judged on what it brings in.
